They say it is showing signs of rising, but what is the current trend? [Park Won-gap] First, the number of transactions has exceeded 4,000 for two consecutive months. Considering that it was around 1,800 at the end of last year, you can see that transactions are recovering to some extent. And if transactions increase, prices will rise slightly. So, based on actual transaction prices, Seoul has been on the rise since January of this year. But the sample statistics went up a little late, starting in April. But it only went up by about 1%. Then, the metropolitan area went up by about 0.8%, and the provinces almost didn't go up at all. So, you can see some signs of regional polarization. You may have seen the news. Seoul has almost completely surpassed its all-time high. I think this is a bit exaggerated. When it comes to peaks, it's October 2021. So there are official statistics from the Korea Real Estate Board. According to my calculations, Seoul has recovered by about 84% compared to its peak. The southeastern region, which includes Gangnam-gu, has recovered even more, by about 88%, the metropolitan area by about 82%, and the provinces by about 89%. But there has been no increase in multi-family and multi-unit housing. So the market is very differentiated, but what I'm talking about now would be more accurate if I focused on apartments. [Anchor] You just talked about the sale price, and the jeonse price is also continuing to rise, and it's been rising for 54 consecutive weeks. What's the reason for the jeonse price to skyrocket like this? [Park Won-gap] I'll summarize it in three points. First, you can think of it as a kind of survival instinct of tenants. The aftermath of the villa jeonse scam is bigger than you think. You get a little scared when you try to move in. So it seems that demand is moving only to apartments. And it's been about four years since the three lease laws were implemented. But this is called 2+2. Tenants can live for two years and then live for another two years. As a result, the total jeonse inventory in circulation has decreased. Last year, it was around 20% of all inventory, but recently it's gone up to around 30%. It's been holding down. Then, it can be seen that the jeonse prices on the market are decreasing. And there is the problem that there is not much supply in places like Seoul. The problem is that the title said, “A jeonse crisis is coming,” right? It is a bit exaggerated. Because if you look at the statistics, if you compare it to two years ago, the Korea Real Estate Board standard for apartments is still about 15% lower. According to KB prices, it is about 12% lower.
