The most frequent comments from people who have already built and shared what they would change if they were building again: ✅ I would build a smaller house. ✅ I would build a less complicated house. ✅ I would think longer about the construction design. ✅ I would never hire a construction manager or designer friend. ✅ I would be less lenient towards contractors. ✅ I would not install a hot tub in my home. Seriously. :) Other comments concerned the construction manager, designer and settling accounts with contractors. GENERAL ADVICE • Count the money from the very beginning and do not think that you will find it later and that a bigger house will be useful. Later, it may not be enough for finishing and arranging the garden. • Assume that the construction will take twice as long as you suspect. • No makeshifts - they will last for years. No leaving for later. HOUSE DESIGN - tips ➡ It is good to find a design with smaller corridors and halls. ➡ No rooms that do not have a clearly defined function. They quickly turn into storage rooms for things that you do not know where to put ➡ A relatively consolidated water and sewage system. Kitchen and bathrooms close to each other, unless there are other contraindications. ➡ A pantry by the kitchen or on the garage-kitchen line. ➡ It is not worth making several small rooms (a vestibule, a pantry, a wardrobe, a technical room and so on): you add the cost of doors, walls and you lose square footage. However, opinions are divided here: some people believe that a house should have as many places for storage as possible, and each room should have a different function. Some people share the opinion that it is good to have a separate room connected to the bathroom, in which there would be a wardrobe, laundry room, ironing room and a storage place for unironed clothes (a washing machine in the bathroom looks bad and takes up space). ➡ A lot of comments concerned the vestibule being larger - it must fit a large wardrobe and there must be room to change comfortably. The vestibule should definitely be heated. ➡ Fewer rooms, but larger rooms. Children's rooms larger, 12 m2 each, and give up the guest room (guests can sleep in the living room) ➡ A larger garage, so there is more space for a lawnmower and thousands of useful toys. ➡ A wider garage for two cars. Often in ready-made projects, the garage is supposedly for two cars, but in reality it is difficult to fit two cars in it. Even if you manage to park them, they come close together and there is no room for other things. ➡ Watch out for the slopes in the attic. The project shows a large usable area, but in reality we hit our heads on the ceiling. ➡ It is good to pay attention to the distances of windows from the walls. For example, in the kitchen, the window should be placed so that a corner cabinet can fit. ➡ Bathrooms. For a 2+2 family, two bathrooms are the minimum. There should be one bathroom on each floor. ➡ "No terrace above the garage" - insulation costs a lot, and the space is wasted and unused. In addition, it is easy to make mistakes in the implementation. ➡ No balcony. Similarly. Expensive and difficult to implement. "I had water coming from both balconies to the ground floor and coming out through the lintel from the window and the entrance door."
