Finally living without compromises, that's what most people hope for from their newly built #home. To make sure that really works, today I have a few #planning tips for the perfect #floorplan. To start with, there are a few general planning tips and then I'll show you some example floor plans. Tip 1) Determine your individual needs! Questions that can help here: How many children live in the family or are planned (number of bedrooms), should the grandparents move in later (subsequently separable area with pre-installed kitchen/bathroom), do you often and enjoy having guests or does one parent have to work at home from time to time (additional room on the ground floor with bathroom), do you cook a lot together and with guests (open kitchen or large, separate kitchen-diner), do everyone have to leave the house at the same time in the morning (plan an additional bathroom), should the upper floor be usable separately when the children are older (stairs not open in the living room, but in a separate or separable hallway. Tip 2) Consider cardinal directions when planning the floor plan You can only plan a specific floor plan for a specific property: Orientation according to cardinal directions: rooms should be more closed to the north, more open to the south, but well shaded. Rooms used during the day should face the sun. Adjoining rooms should ideally be on the north side. The bedroom faces east, so that you can be woken up by the first rays of sun. Dining area, living room and children's room facing south or southwest, where these areas can also be extended to include outdoor seating such as terraces and balconies. Possibly a breakfast area in the kitchen with an east-facing window for the morning sun. Tip 3) Allocation of rooms If done correctly, paths in the house and access areas such as hallways are kept as short or reduced as possible. Here I show you a good floor plan example in the video. Tip 4) Entrance area Hallways and stairs are so-called traffic areas, usually designed to be as small as possible in favor of the living space. But: In the entrance area, the space should not be too tight and there should be no bottlenecks if several people want to come into the house at the same time in bad weather. The front door should also be protected from the weather outside. Tip 5) Staircase: location and shape The staircase needs enough space so that it can be built with a comfortable gradient. The staircase should not be directly next to the front door. Depending on whether the staircase is open in the living room or separate in the hallway, the upper floor can be separated later. In terms of shape, there are straight stairs, single or double flights with a landing and spiral stairs. These take up less space in the floor plan, but are less comfortable to climb because of the warped steps. Spiral staircases are usually not an option as the main access to a residential building. Tip 6) Living, cooking, eating Open or closed? The trend is towards open living, which saves space and gives a sense of spaciousness, but also has disadvantages, which I explain to you using the examples shown in the video. Tip 7) Bathroom The wet room quickly becomes a stress factor in everyday life when everyone has to leave the house at the same time in the morning. At least one separate toilet, or better yet a second shower room, is strongly recommended for larger families, ideally located next to or above each other. Tip 8): Bedroom This room is there to relax. Accordingly, it should also be placed in the floor plan in a place that is as unobstructed as possible. Experts recommend putting as few distractions as possible in the bedroom. Large closed fronts of built-in wardrobes do not disturb the peace and quiet, but can of course also be placed in separate dressing rooms. Tip 9) Storage rooms and cellars The average German owns around 10,000 things - the value of sensibly sized and placed storage space should not be underestimated - whether in the form of separate rooms and built-in cupboards, a cellar or in garages and sheds. If doors and windows are at least 60 centimeters away from partition walls, there is more space for cupboards and shelves. Cupboard niches or built-in furniture can also be a solution. Tip 10) Living with a future/barrier-free access Using two floor plan examples, I will show you how you can plan ahead for the future.
