???? You will learn about the Dry Construction System of houses with a steel structure, also known as the STEEL FRAME SYSTEM. ✅ What is Steel Framing? ✅ Prefabricated houses or just houses with a metal structure? ????????What you ALWAYS wanted to know about Steel Frame houses. Thanks to: @steelframingdecora (Facebook) @decora.steel (Instagram) DIFFERENCE BETWEEN A STEEL FRAMING HOUSE AND TRADITIONAL CONSTRUCTION 1) The way of raising the walls: In the traditional system (wet system) the masonry (bricks laid by hand). In Steel Framing, the construction of houses is based on a metal structure and dry-assembled plates. 2) The speed of construction Houses in dry construction can be completed in up to half the time of a brick house. 3) The insulation solution Due to the system components, Steel Framing houses provide a much better solution for thermal, hydraulic (humidity) and acoustic insulation. STEP-BY-STEP STEEL FRAMING HOUSE CONSTRUCTION The construction sequence of a project carried out using the Steel Frame system includes 7 steps: 1. Project: Includes a study of the steel structure of the house 2. Foundations: reinforced concrete slab 3. Structure: Made up of galvanised steel profiles 4. Installations: Assembly of installations (gas, water, electricity) within the skeleton of the prefabricated home. 5. Exterior cladding: OSB boards, wind and water barrier (Tyvek, Wichi, etc.), cement boards or expanded polystyrene (Styrofoam, EPS, EIFS, SATE) 6. Interior cladding: Thermal insulation with glass wool (mineral wool or rock wool), expanded polyurethane, plasterboard (drywall, plasterboard, plasterboard) 7. Finishes: Paints and interior coatings ADVANTAGES OF THE STEEL FRAMING CONSTRUCTION SYSTEM LESS SURFACE AREA OCCUPIED BY WALLS In prefabricated Steel Frame homes, the thickness is 8% smaller than the average wall in traditional construction. THERE IS NO BASE MOISTURE In Steel Frame constructions, moisture does not rise through the walls because the materials are non-porous. GREATER THERMAL AND ACOUSTIC INSULATION Energy costs for heating and cooling the house are reduced. It transmits much less noise from outside and from inside between rooms. SAVINGS ON FREIGHT Houses with a metal structure require less transport of construction materials. LESS CONSTRUCTION TIME In this dry construction system (also called Still Frame) a reduction in construction times is achieved that can vary between 30% to 60%. STEEL FRAME DISADVANTAGES There are two materials that are sensitive and vulnerable to water: OSB board and plasterboard. 1) MATERIALS VERY SENSITIVE TO HUMIDITY: OSB boards and plasterboard are sensitive to the action of humidity. It is very important to take care of the water-repellent insulation. 2) THERMAL BRIDGES Among the disadvantages of the Steel Frame are the thermal bridges generated in the metal profiles of the structure. How to solve this? By covering the exterior with EPS boards (styrofoam or expanded polystyrene) to thermally insulate from the outside. HOW MUCH DOES IT COST TO BUILD A HOUSE IN STEEL FRAME? Dry house construction can be variable in costs. Although the numbers may differ from one region to another, we can say that Steel Frame prices speak of a saving of 10% compared to a traditional construction. Under no circumstances can a metal frame house (or Wood Framing) be more expensive than a brick house or a traditional construction. Some leading companies in the market speak of a cost of: 420 u$s/m2 for a 150 m2 house 555 u$s/m2 for a 55 m2 house Other companies tell us that building a house in steel framing has a price closer to 600 dollars per m2, slab included. One question is the cost per m2 of construction with steel frame within a radius of 150 km from a large city and other expenses to consider that arise from the movements of the company. STEEL FRAMING VS TRADITIONAL CONSTRUCTION The dry construction system is here to stay. Steel Framing houses (Wood Frame or Balloon Framing) will gradually displace traditional construction because they solve most problems more efficiently (humidity, insulation, movements, speed of construction, etc.) VIDEO EDITION ➤ https://www.instagram.com/matiseia/?h...
