Attic or second floor? Pros and cons of a residential attic An attic is a floor in an attic space, the facade of which is fully or partially formed by the sloping surface of the roof. This room is insulated and included in the warm circuit of the house. Let's figure out what is better and more profitable: a full floor or an attic? It is believed that when building an attic, there is a significant saving on building materials and work, due to which the cost per square meter of housing decreases. This opinion is common because the role of walls is performed by the roof, arranged using frame technology. In addition, walls with a slope reduce the area of the ceiling and roof above the attic. But these forecasts differ from reality. Firstly, under a pitched roof, the area of the attic floor will be 20-25% less than the area of a full floor. The slopes of the roof will not allow you to use the entire area of the attic. To make the area of the attic equal to the area of the floor, you need to build attic walls. Secondly, the pie of the attic wall, made using frame technology in compliance with all standards, will not be cheaper than ordinary brickwork. For example, the thickness of the insulation on a sloping or horizontal roof surface should be at least 20 cm. The most common roofing material is a 15 cm wide board, and it will be problematic to stuff 20 cm of insulation into rafters made of such a board. Using lumber of the required width will lead to higher prices. Thirdly, the attic requires glazing, and not just simple, but specialized. According to regulations, 1 m2 of windows are required for 10 square meters of floor. If you follow this rule, then an attic with an area of 100 m2 will require 10 m2 of dormer windows. The cost of such products today is from 15 thousand rubles per square meter of a fixed window and from 25 thousand with an opening sash. This is, to put it mildly, not cheap. You can also use the option of simple windows, but this will entail a serious complication of the roof structure and, accordingly, its rise in price. Pros of a residential attic The advantages of an attic include the appearance of the house and the original design of the interior. There is room for creativity and unique solutions, you can make spectacular glazing, create a special atmosphere, typical only for rooms with sloping walls. Disadvantages of an attic floor An attic implies the absence of a cold attic. This is not about the ridiculous argument that there will be nowhere to store unnecessary things - there is a garage, shed or storage room for things. A cold attic provides the best operating conditions for the roof, rafter system and ceiling of the upper floor. This extends the service life of both individual systems and the entire structure. With a cold attic, the rafter group has one hundred percent ventilation, the insulation of the interfloor overlap is also ventilated. Here, everything works to remove excess moisture, which extends the service life of the roof. In a mansard roof, proper ventilation is disrupted and wooden structures accumulate moisture. This can be avoided by proper roofing, namely by using thick counter-beams - at least 5 cm, but this, again, will lead to an increase in the cost of the structure. Conclusion If you look at the attic, based on the above factors, then there is no talk of any savings. The option of a residential attic instead of a full floor will ultimately give a smaller room with inconvenient sloping walls. Sloping walls can be an original design solution, but it is not very practical: there is no way to hang furniture; and not every piece of furniture is suitable for installation on the floor of the attic - this limits the possibilities. And also sloping walls are a little burdensome psychologically and physically: the limited space is oppressive, and there is less oxygen in it than in the rooms of a full floor. The attic is an excellent option when you need to expand the living space in an existing house. In this case, it will be cheaper than an extension, and will save land on the site.
